Driveways and Curb Cuts
A Zoning Permit is required prior to the construction of a new or relocation/expansion of an existing driveway or curb cut. Driveway construction, access, width and location, as well as curb cuts, are regulated. Zoning Permit applications should include a site plan showing existing and proposed conditions, with dimensions of driveway area and required setbacks labeled. The site plan must also include location of elements in the public right-of-way including sidewalks and street trees. Modifications to the proposed design may be required if there is a conflict with the curb cut and existing street trees.
A Street Excavation/Occupancy Permit is required if the curb is to be cut or modified, or if the right-of-way is to be blocked in any capacity during construction. This permit is administered by the Public Works Department. Please visit their page for more information on this permit. When a Zoning Permit is required, the Street Excavation/Occupancy Permit will not be issued until the Zoning Permit is approved.
Zoning Standards
Off-street parking standards can be found in Part H of the Zoning Code. For driveways serving one- and two-family dwellings, the following general guidelines apply:
- Minimum 5’ side and rear yard setback
- Maximum 20’ width
- Maximum driveway coverage calculation (based on lot size – see individual zoning district standards)

Parking Areas
The construction of new or expansion of existing off-street parking areas may be subject to the requirements of a Land Development Plan, prior to the issuance of a Zoning Permit.
Resurfacing & Repair
To resurface, seal or repair an existing driveway in-kind, a permit is not required.
